At Stamford Hill Estate, Premier Roofing & Construction completed a large-scale roof refurbishment for Guinness Partnership, replacing ageing roofing systems with a new Bauder torch-on felt warm roof system while residents remained safely in their homes throughout the six-month programme.

The Project
The existing flat roofs across six residential buildings had reached the end of their serviceable life and required complete replacement.
Working for Guinness Partnership, the project involved stripping each roof back to the concrete deck before installing a new Bauder warm roof system designed to improve waterproofing performance and increase the thermal efficiency of the buildings.
Alongside the roofing works, leadwork, brickwork, timber repairs, asbestos removal and scaffolding formed part of the overall refurbishment programme.

The Challenge
The greatest challenge was carrying out the roofing works while every building remained fully occupied.
Once the existing waterproofing had been removed, temporary weather protection became critical to prevent water entering the properties below. The project also required careful management of public safety due to constant pedestrian movement around the estate, while hot works procedures and changing weather conditions added further complexity throughout the six-month programme.
Delivering the Refurbishment
Each roof was stripped back to the structural concrete deck before the new Bauder torch-on felt warm roof system was installed.
The success of the project relied on detailed planning, experienced site management and close coordination of materials, deliveries and specialist trades. By selecting the right roofing team and maintaining clear communication throughout the programme, the works progressed safely and efficiently despite challenging site conditions.

Managing Health and Safety
Health and safety remained a key priority throughout the project.
Scaffolding protected residents and pedestrians from overhead works, while strict hot works procedures were followed at every stage of the installation. Thermal imaging checks and fire watch inspections were carried out after each day's works to ensure the roof had cooled safely before leaving site.
These procedures helped maintain a safe environment for both residents and the workforce throughout the refurbishment.
The Outcome
The completed project delivered approximately 1,500m² of new Bauder warm roofing across six residential buildings.
The refurbishment improved waterproofing performance and thermal efficiency while providing the client with a manufacturer-backed warranty.
Despite challenging weather and the complexities of working on occupied buildings, the project was completed on time and within budget, with residents remaining safely in occupation throughout and Guinness Partnership expressing satisfaction with both the quality of the workmanship and the management of health and safety.
