Overview
Stamford Hill Estate is a residential development comprising six occupied apartment buildings requiring a complete flat roof refurbishment. With the existing roofing systems at the end of their serviceable life, a new Bauder warm roof system was installed to improve long-term waterproofing and thermal performance. All works were completed while residents remained safely in occupation.

The Challenge
Replacing the roofs while residents remained in occupation required careful planning to protect the buildings from the weather throughout the strip-out process. Public safety was also a key priority due to constant pedestrian access around the estate, while asbestos removal, hot works and changing weather conditions added further complexity to the six-month programme.
Our Solution
The existing roof build-up was stripped back to the concrete deck before a new Bauder torch-on felt warm roof system was installed. Alongside the roofing works, we completed leadwork, brickwork, timber repairs, asbestos removal and scaffold installation. Careful planning, an experienced site team and strict hot works procedures ensured the project was delivered safely and efficiently with minimal disruption to residents.
The Results
Approximately 1,500m² of new Bauder warm roof system installed
Roofing works completed across six occupied residential buildings
Improved waterproofing and thermal performance
Bauder manufacturer sign-off with a new warranty
Project delivered on time and within budget
Residents remained safely in occupation throughout the works
Positive client feedback for both workmanship and health & safety management
