Overview
We carried out the refurbishment of walkways and roof areas at Constant House and Holmesdale House, part of Gateway Housing Association’s 1930s estate in Poplar, London. The works were delivered while residents remained in situ, bringing the blocks up to modern safety and insulation standards with minimal disruption.

The Challenge
The elevated walkways, which provide access to flats above ground level, had deteriorated over time. Water was penetrating through low thresholds, floor coverings were breaking down, and the top walkways also acted as roofs for the homes below. The project required a solution that addressed these issues while meeting current Building Regulations.
Our Solution
We installed Langley’s PR-15 and PR-20 Pararapide liquid-applied systems, chosen for their durability, rapid curing, and slip-inhibiting finish.
PR-15 was applied to cantilevered walkways.
PR-20 was applied where walkways covered occupied homes, adding insulation to meet regulations.
Pararapide’s self-terminating detail allowed neat junctions with cladding, avoiding the need for additional flashings.
A slip-resistant finish was applied across all areas to improve resident safety.
Thanks to the system’s fast curing time, walkways were upgraded quickly, reducing disruption for residents.
The Results
Walkways and roofs refurbished to modern standards
Insulation improved to meet Building Regulations
Slip-resistant finishes for safer communal areas
Long-term waterproofing with BBA-certified systems
